Gutter cleaning once the leaves are down

Most leaves fall from mid-November into December, and oaks drop last, so houses under them may need a second cleaning. We also re-caulk and repair rotted fascia and trim.

Gutter cleaning

GM Finishing Touch cleans gutters for homeowners in Greenville, Spartanburg, Anderson and nearby towns. It's one of our favorite jobs. A cleaning takes out the leaves, pine needles, pollen and grit so rain can run to the downspouts again. Full gutters spill over in a hard rain, and the water runs down the siding or lands next to the house.

When Upstate gutters fill up

Most of what fills Upstate gutters comes down in late fall and in spring. Leaf color usually peaks in early November,[1] and most leaves fall from mid-November into December, with oaks last. In spring, pine pollen coats everything from late March through April,[2] and oak tassels fall around the same time.

The usual advice is one cleaning in late fall and another in late spring, and houses under pines or big hardwoods may need more. In between, the gutters still carry plenty of rain. The Greenville-Spartanburg airport gets about 50 inches in an average year,[3] and even the driest month, October, averages about 3.6 inches.[4]

Signs of a gutter problem

Any of these means a gutter needs cleaning or repair:

  • Gutters that overflow in heavy rain
  • Sagging sections or a gap behind the gutter
  • Plants growing in the gutter
  • Dirty streaks down the fascia or siding

Why gutters overflow when they're clear

A clear gutter can still spill over for one of these reasons:

  • A blocked downspout or elbow
  • A gutter that sags or slopes the wrong way
  • A gutter too small for a large or steep roof

Repairs around the gutters

Our repair work covers the gutters themselves and the fascia, trim, caulk, siding and paint around them. If a gutter cleaning turns up a loose gutter or soft fascia, you don't need a second company to fix it.

What we repair

  • Loose or sagging gutters
  • Leaking gutter seams
  • Soft or rotted fascia and trim
  • Failed caulk around windows, doors and trim
  • Small patches of damaged siding or stucco
  • Paint touch-ups after a repair

Bigger jobs have their own pages: new siding and exterior painting on Exterior Renovations, and stucco repair on Stucco & EIFS.

Signs of rot in fascia and trim

Rot usually starts where water sits, such as the fascia behind a gutter and the bottoms of door and window trim. These are the signs to look for:

  • Paint that peels or bubbles in one spot
  • Wood that feels soft or lets a screwdriver sink in
  • Dark stains on the wood
  • Wood that splits or crumbles
  • Joints opening or caulk pulling away
  • A gutter that's come loose from the fascia

Caulk won't fix rot, so the rotted wood has to come out first. OSI's instructions for its Quad Max sealant say to "cut back weathered surfaces and dry rot until clean, sound wood is reached."

Caulking in winter

Caulking can be done on mild winter afternoons. The same OSI instructions call for the sealant, the surface and the air to be above 40°F. At the Greenville-Spartanburg airport, most winter days reach a high of 50°F.[1]

Power washing

We power wash houses and decks across the Upstate. How much pressure a wall can take depends on what it's made of, and these makers set their own limits:

  • James Hardie fiber cement

Hardie says low-pressure water and a soft brush work best. With a pressure washer, it advises staying under 1,500 psi with wide fan tips at least 6 feet from the wall.

  • LP SmartSide

LP's care tips say to avoid using a pressure washer on LP SmartSide siding.

  • Sto EIFS

EIFS (exterior insulation and finish system) is often called synthetic stucco. Sto caps washing at 500 psi on its EIFS, since higher pressure can damage the surface.

  • Parex EIFS and stucco finishes

Parex's cleaning bulletin says never to go over 500 psi or bring the nozzle within 2 feet of the wall.

Damage from improper cleaning may not be covered by the James Hardie warranty.

Wash after the pollen

Wait until the pine pollen is done, usually by the end of April, before you wash the house or deck. Washing earlier lets new pollen settle on clean siding.

Before you stain a deck

Wash the deck first, and let the wood dry. Most stains need a dry stretch with nights near 50°F, and Upstate nights normally get there in late April.[1]

What sets the price

The price of a gutter cleaning depends mostly on these things:

  • How many stories the house has
  • How many feet of gutter there are
  • How full the gutters are
  • How easy they are to reach (a steep roof or a porch roof in the way)
  • Any repairs the job needs

Common questions

When should gutters be cleaned in the Upstate?

Usually in late fall, once most leaves are down, and in late spring, after the pine pollen. Upstate leaves mostly fall from mid-November into December, and oaks tend to drop last. Clemson Extension says pine pollen season runs from late March through April, and oak tassels fall in spring too. That puts the spring cleaning in late April or May. A house under big oaks may need a second fall cleaning in December.

How often should gutters be cleaned?

Twice a year is the common advice for most houses, once in late fall and once in late spring. The trees around a house can change that. Pines and big hardwoods drop more needles and leaves, so houses under them may need an extra cleaning. Any gutter that overflows in a hard rain needs a look, whatever the month.

How much does gutter cleaning cost?

It depends on the house. The number of stories, the length of the gutters and how full they are all change the price. How hard they are to reach and any repairs they need matter too. We come out, look at the job and give you a detailed quote, and the estimate is free.

Why do my gutters overflow when they aren't clogged?

Usually because of the downspout, the slope or the size of the gutter. A downspout or one of its elbows can be blocked while the gutter above it is clear, and the water backs up. Gutters should slope toward their downspouts, so one that sags or tilts the wrong way holds water and spills over. On a large or steep roof, a downpour can also send water faster than a small gutter can carry it.

How can I tell if fascia or trim is rotten?

Press on it with a screwdriver. Sound wood feels firm, while rotted wood feels soft or spongy and lets the tip sink in with little effort. Rot usually starts where water sits, so check the fascia behind the gutters and the bottoms of door and window trim. Other signs are paint that peels or bubbles in one spot, dark stains, wood that splits or crumbles, and joints opening or caulk pulling away. A gutter that's come loose from the house can mean the fascia behind it is soft.

Can caulking be done in winter?

Yes, on mild afternoons. OSI, a caulk maker, says its Quad Max sealant, the surface and the air must all be above 40°F. The surface also has to be free of frost and water. NOAA's records for the Greenville-Spartanburg airport show about two of every three days from December through February reaching 50°F. Painting over the new caulk may have to wait for a warmer day, since each paint has its own temperature limits.

Will power washing damage my siding or stucco?

It can, if the pressure is too high for the wall. For fiber cement, James Hardie advises staying under 1,500 psi with wide fan tips at least 6 feet from the wall. LP says to avoid pressure washers on LP SmartSide. Sto's limit for its EIFS (synthetic stucco) is 500 psi. Parex sets the same limit on its EIFS and stucco finishes, with the nozzle at least 2 feet from the wall. Hardie also says damage from improper cleaning may not be covered by its warranty.

When is pollen season over, and when should I wash and stain?

In the Upstate, pine pollen season is usually over by the end of April. Clemson Extension says it runs from late March through April. Wash the house and deck after it's done, and let the wood dry. Then stain on a dry stretch with nights near 50°F, which normally arrive in late April. Cabot, a stain maker, puts the ideal range at 50°F to 80°F, with no rain expected for 24 hours.

Do you work for HOAs, apartment communities and businesses?

Yes. Across the Upstate, we work for apartment communities, HOAs, hotels, stores and offices, inside and out. Outside, that means exterior repaints, caulking and waterproofing, and EIFS, stucco and facade work. Inside, it means unit turns and common areas in apartments, and guest rooms, corridors and lobbies in hotels.
